Nutec House Prices

Two Nutec houses with the same number of bedrooms can be priced very differently. The finishes, the site and the delivery distance all change the final figure.

This page explains what drives the price, so the quote you get makes sense. When you're ready, send us your details and we'll price your home.

Nutec house price guide

We don't publish a fixed price list, because a figure that leaves out your foundation, transport or finishes isn't a real price. You'd only find out the true cost later.

Instead, send us the size or number of bedrooms you want, your town and any extras. We'll price your home based on those details.

What determines the price of a Nutec house

  • Size

Floor area is the single biggest factor. More square metres means more frame, cladding, roofing and flooring.

  • Number of bedrooms

Extra bedrooms add internal walls, doors and windows, and usually a larger footprint.

  • Design and roof

A simple rectangle costs less to build than a design with corners and wings. Roof style also affects the price.

  • Materials and specification

Frame type, board thickness, insulation, ceilings and internal linings all affect price and comfort.

  • Flooring

The subfloor and finished floor, whether that's vinyl, laminate or tiles, add a significant amount in bigger homes.

  • Windows and doors

Sliding and stacking doors and larger windows cost more than standard sizes, but add light and value.

  • Plumbing

A bathroom, kitchen or en-suite means supply and waste plumbing, fittings and connection to existing services.

  • Electrical

Plugs, lights and a distribution board, plus a certificate of compliance from a registered electrician.

  • Verandas and decks

Covered verandas and timber decks are priced by size and finish, and change the look of the home.

  • Site preparation and foundation

Sloping ground, clay soils or poor access can mean extra groundwork before building starts.

  • Transport and installation

Materials and teams travel to your site, so distance and access for delivery vehicles matter.

  • Location and approvals

Municipal plan fees and any requirements from your estate or HOA can add to the overall budget.

How to get an accurate price quickly

The more we know upfront, the more accurate your first quote will be. In your WhatsApp message, include:

  • Size or bedrooms: a rough measurement, or 1, 2 or 3 bedrooms
  • Your town and province
  • What you'll use it for: a full-time home, granny flat, rental unit or office
  • Bathroom and kitchen: whether you need plumbing, and how many bathrooms
  • Extras: veranda, deck, sliding doors, en-suite
  • Site photos: the spot where it will go, plus the access route from the street
  • Timing: when you hope to build

Don't worry if you don't know everything yet. Rough answers are enough to start.

Comparing Nutec house quotes

A lower price isn't always cheaper once everything is added in. When you compare quotes from different suppliers, check each of these:

  • Is the foundation or raised base included, and what type is it?
  • Are transport and installation included for your town?
  • Does the price include insulation, ceilings and internal linings, or only the outer shell?
  • What flooring, windows and doors are specified?
  • Are plumbing and electrical work included, and who issues the electrical certificate of compliance?
  • Is painting included, inside and out?
  • Is the price VAT inclusive?
  • What are the deposit and payment terms?
  • Who is responsible for building plans and municipal submission?

If a quote doesn't say, ask. We're happy to go through ours line by line.

    3 Bedroom Nutec Houses

A full family home on a stand, smallholding or farm, with space for an en-suite and a big veranda.

Frequently asked questions

How much does a Nutec house cost?

There isn't one honest answer. The price depends on size, specification, flooring, plumbing, electrical work, verandas, the foundation and transport to your site. Send us your requirements and we'll give you a price for your home.

Why do Nutec house prices online vary so much?

Adverts often quote only the outer shell, a small size or a basic specification, and leave out transport, foundations, insulation or finishes. Always compare what's included, not just the headline number.

Is a Nutec house cheaper than a brick house?

Often, yes, for a building of similar size, especially once you factor in the shorter, drier construction process. It still depends on the specification you choose and your site, so compare full quotes.

Are transport and installation included in the price?

Ask us about your town specifically. We'll confirm in your quote what is included for transport, installation and site work.

Does the price include a foundation?

Foundations vary with your ground conditions and design, so we confirm this per project. Sloping sites and clay soils can need extra work.

What do I need to send for a quote?

Size or number of bedrooms, your town, what you'll use it for, and whether you need a bathroom or kitchen. Photos of the site help a lot.
